Please read these Terms and Conditions carefully before engaging thaliqiles's services. By submitting an enquiry, entering a service consultation, or confirming a service agreement with us, you confirm that you have read and agree to be bound by these terms.

1. Definitions

"thaliqiles", "we", "us", "our" refers to thaliqiles, operating from 23 Persiaran Sultan Abdul Hamid, 05050 Alor Setar, Kedah, Malaysia. "Client", "you", "your" refers to any individual engaging our services. "Services" refers to our Tenant Representation Service, Curated Residence Selection, and Concierge Move-In Coordination. "Agreement" means the contract formed upon engagement. "Website" means https://thaliqilese.live.

2. Acceptance of Terms

By using our website or engaging our services, you confirm that you are at least 18 years of age and have the legal capacity to enter into a binding agreement. If acting on behalf of an organisation, you confirm authority to bind that organisation.

3. Description of Services

thaliqiles offers advisory and coordination services in connection with residential property rental in Alor Setar and Kedah. Our services are described in detail at https://thaliqilese.live/solutions.html. Specific scope and deliverables are confirmed in writing prior to commencement of each engagement.

We act as a tenant-side advisor and coordinator. We do not act as a licensed real estate agent, landlord, property manager, or guarantor of any tenancy arrangement.

4. Client Responsibilities

When engaging our services, you agree to provide accurate and complete information regarding your requirements and circumstances, respond to communications within a reasonable timeframe, attend scheduled viewings or provide reasonable advance notice of cancellation, and notify us promptly of any changes that may affect the scope of the engagement.

5. Fees and Payment

Service fees are as follows: Tenant Representation Service — RM 2,000; Curated Residence Selection — RM 3,000; Concierge Move-In Coordination — RM 4,150. All fees are flat-rate and exclusive of any third-party costs incurred at the client's request (e.g. professional cleaning, furniture assembly). Payment terms will be confirmed in writing upon engagement. All fees are quoted in Malaysian Ringgit (MYR).

6. Refund and Cancellation

Cancellations made before commencement of service will receive a full refund. Once a service has commenced (defined as the first consultation or property search activity undertaken), a partial fee may be retained proportionate to work completed. We will communicate any applicable retention amount clearly and in advance. We do not charge cancellation fees where services cannot proceed due to circumstances within our control.

7. Intellectual Property

All content on our website, including text, images, design elements, and property profiles, is the property of thaliqiles or used with appropriate permission. You may not reproduce, distribute, or use our content without prior written consent. Property profiles and curated shortlists prepared for clients are for personal use only and may not be shared or distributed without our consent.

8. Confidentiality

Both parties agree to treat as confidential any proprietary information shared during the course of an engagement. thaliqiles will not disclose your personal preferences, financial circumstances, or identifying information to third parties except as necessary to provide the services or as required by law.

9. Disclaimer

thaliqiles provides advisory and coordination services based on professional knowledge and reasonable diligence. We do not warrant that any specific property will be available, suitable, or remain as described after our assessment. We are not responsible for the conduct of landlords, third-party service providers, or the condition of any property after our visit. Recommendations are made in good faith and based on the information available at the time.

10. Limitation of Liability

To the maximum extent permitted by Malaysian law, thaliqiles's total liability to you in connection with any service engagement shall not exceed the fee paid for the specific service giving rise to the claim. We shall not be liable for any indirect, consequential, or incidental loss or damage arising from your use of our services or website.

11. Indemnification

You agree to indemnify and hold thaliqiles harmless from any claims, losses, or expenses arising from your breach of these Terms, misrepresentation of your circumstances or requirements, or actions taken independently after our advisory engagement concludes.

12. Termination

Either party may terminate a service engagement by giving written notice. Upon termination, any fees due for work completed to that point remain payable. Any confidentiality obligations and liability limitations under these Terms survive termination.

13. Governing Law and Disputes

These Terms are governed by and construed in accordance with the laws of Malaysia. Any disputes arising from or in connection with these Terms shall first be addressed through good-faith discussion. Where resolution cannot be reached informally, disputes shall be referred to the courts of Malaysia in the jurisdiction of Kedah.

14. General Provisions

These Terms constitute the entire agreement between you and thaliqiles regarding the subject matter herein. If any provision is found to be unenforceable, the remaining provisions remain in full effect. Failure to enforce any right under these Terms does not constitute a waiver of that right. These Terms may not be assigned by you without our prior written consent.

15. Changes to These Terms

We may update these Terms from time to time. Updated Terms will be posted on this page with a revised effective date. Continued engagement of our services after such changes constitutes acceptance. For material changes, we will make reasonable efforts to notify active clients.
